1 thing I noticed here when mortgage shopping, is once you get your mortgage interest rate locked in--prior to closing, its locked in. Where as in Canada (at least my experience) your approved mortgage rate can change prior to closing. if its lowers prior to closing, u get that rate, if it went high, you keep the rate u were approved at.

Watch out for foreclosed properties or "short sales" they can take a long time to complete the sale!!
As well many owners gut the house if they are going to loose it--they sel everything includign the cupboards, so they may look nice from the outside, but inside totally different story

You can ask the seller to pay your closing costs or help you with them, its all part of the contract, and the seller can say NO, yes, or they will say we will pay up to a certain $$$$ amount. In a buyers market, the seller is more likely to negotiate, of course in a sellers market, not so likely!!

Bought a plastic 13 file accordian folder(legal size)!! Comes in handy even after the interview as you can keep all ur immigration documents in 1 place, so ur good to go when times comes to file the 751 and naturalization papers (if u go that route)

4) look the POE officer in the eye when speaking to them. They are looking for people lieing and have been trained to find them!
5)pack light! No job resumes with you
6) Bring ties to Canada (letter from employer when ur expected back at work, lease, etc etc)
7) Always be polite, being rude isnt going to get ya anywhere, and could make things worse!!
8) have a plan in case u do get denied (be polite) It wont harm ur visa application if ur denied,that is if ur polite and didnt lie! Refer to #1

We wont be that far away, from where we are now, but enough that it wil make a difference. Housing prices are better out that way! In this market,most likely wont be able to sell our condo, so just rent it out. Luckily were close to a metro, renters like that,lol

take some time and read the k3 and cr-1 forum guides!! Its pretty straight forward

ur in victoria. if you do the k3 , ur interview is in vancouver. manitoba and west goto van, rest of canada goto Montreal

if you go the cr-1 route, it will be in Montreal! ALL cr-1 go through Montreal.

One can visit, and many of us do/had with no problems. See my advice posted above a few posts back. Just be aware its up to the POE (port of entry) officer.

One can enter the USA and stay! its all in the INTENT!!!!! if one goes to the USa and had NO intentions of staying, but then did, thats fine. But if you had the intentions all along to do that, thats illegal! How does one prove/disprove that, hard to say!! We had a free consult with an attorney here in DC, and thats exactly what she told us to do. Sounded fishy, so didnt follow her advice. Ensure u check out the chart that explains the + and - of the k3 and cr-1 visa! make an informed decision

and yes 1 other thing. NOTHING is stright forward at time with visas,lol We did the k3 and cr-1 at the same time (not sure if thats still an option) in a perfect world, the k3 should have been apprioved first--NOT!! my cr-1 was done with, i was already in the USA, and about 4 months later, my k3 was approved,lol So things dont always go as planned.

You DON'T loose ur Canadian citizenship if u become an amerikun!!!!! Simple as that!! To give up ur cdn citizenship, that requires MORE paperwork! Your stil a Cdn citizen, you just won't be a Cdn resident, which is no biggy!

Since ur in Victoria ( I lived there for 9 yrs while in the navy) if you went the K3 route, you would have ur interview in vancouver. Vancouver tends to be faster than Mtl!! BUT if you go the CR-1 route, ALL cr-1 in canada goto Montreal!!

There are + and - of each visa! CR-1 tends to take a bit longer, but in the long run, it costs less, and sort of less of a hassle. The biggest + with the cr-1 is that u can work right away, you don't require Employment authorization document (EAD). AND there seems to be a hassle if you try to collect EI (yes u can collect EI if u move to the USA) if ur on a K3, but no probs if ur on a cr-1!!! If it was I, i would go for the cr-1 (liek I did,lol) especially if your close to each other and can visit. But thats only my 2 cents, i have no clue what ur situation is. If the TB test is required for immigration, they are more likely to do the Xray, because the results are instant and the PPd (intradermal needle) takes 48 hrs!! u get poked, then come back in 2 days to get it "read" so not convenient for immigration medicals!!

No clue of its required for medical!

Normally, initially they will do the PPD test first http://familydoctor....terial/120.html It is read approx 3 days later, if it is positive (raised bump, very noticeable) then I believe they will do the chest xray. And if it is positive, doesnt mean ur contagious, it explains it in that link.

When it comes to the gaurdisil vaccine, make sure your making an educated choice and getting ur information from reputable sources. I have discussed it with a few gynecologists and the few (like 3) I have spoken to were for it and one of them had their daughter get it. But yes there are many that are against it. And yes there are reports of people that have reactions to it, well guess what, people have reactions to many of the drugs vaccines but they dont make the news because there not the "new" drug. And yes HPV can be sexually transmitted, from guy to girl, girl to guy AND even girl to girl! the one gynecologist has a lesbian coupel who swore they have NEVER had contact with a male, yet both have it. And yes there are a zillion types of cancers and gaurdisil only gaurds against a few, but those few make up the biggest percentage. Im nor for it, or against it, just search reputable sites, wikipedia isnt one of them, nor is a immigration forum,lol. best of luck

Sucks that you had to go through all that. HPV can be sexually transmitted to other people!!! Guys can have it as well and pass it to their partners. At this time there is no test for men or a vaccine, but I believe it is in the works.

Thanks for passing along the info, I'm sure many will appreciate it. Did you ask how long the waiver will take? Some waivers can take a long time, some have waited over a year
