Not sure, might have to be an immediate relative. back in 2005 when we started with USAA, it had to be, but things could have changed. I recall USAA opening up some parts of their business to everyone. Just not sure what. Best to call them and find out.!! Lot of our family (thanks to us,lol) switched over to USAA and love them! Only claim we had to make was for my wifes stolen/lost wedding engagement ring! Of course they didnt want to pay it out right away,lol (they are still there to make $$$$) but they were always very professional and in the end, we actually got more!!! (just 1 can never get the sentimental value back!)

IS that for military familes only or can anyone join? service is a big thing for me..after a few accidents in canada we always had trouble getting ahold of people or them returning calls..we ended up with a broker who was just the best..she was always there for us 24/7 and we never had to deal with anything our selves.


You or ur spouse do not have to be in the military. Im not exactly sure how it worked,but we were able to sign up as my wifes parents are USAA members, and they were able to sign up as my father n law--father was a USAA member. So we piggybacked off of them,lol My wifes parents only signed up as we found them to have the cheapest rates---and when they investigated, was cheaper for them! So they signed up, then us. Did that make sense? lol

pain in that it takes a while yes i get that. i'm just annoyed at all these extra costs..two types of title insurance, lender fees, closing fees, origination fees, document fees..i mean jeez.. As for the alcholol lol it will definately be needed at the end!!! :P

right now i'm shocked at home insurance prices.

i can't seem to get quote lower than 750/year add on car insurance and its over 1300$..UGH. :( did insurance prices skyrocket recently or something? crikey..i mean my freaking house payment is ony 340/month lol but the taxes insurance etc..just..wow.

Glad i never went for the max mortgage we coudl get..with these extra costs..no way in hell we'd afford a house at the higher tier! :)


Yep, sure makes it hard to compare apples to apples when comparing the different mortgages, thats why those good faith estimates are soo important, and dealing with a reputable lender. As 1 hates surprises at Closing. Shopping around for insurance is another hassle, but can be very worthwhile. Just dont think that you have been with a company for many yrs, ur getting the best deal. Who am I to talk,lol We have had USAA for like 5 or 6 yrs now and I have never checked to see if I could do better. I'm very happy with their service, but thats just me,lol

I think their are more fees in the USA than Canada, but I didnt have any problems buying our place. Every where you read says buying a short sale/foreclosure can be a real pain in the butt, should it be that way, no, but one pretty much has to expect it. Not trying to be rude,lol but I'm sure it would be pretty similar if you bought a house that was in distress in Canada. Don't know, personally I stay away from those kind of situations, but thats me, and everyone is different. I'm glad the end is near, you will need a few bottles of champagne and cases of beer to celebrate, its always an exciting time. Congrats

Just ensure you check into the home warranty, some are better than others.

I have bought in Canada ad the USA and both experiences were rather similar. I think it may have been a lot easier to mortgage shop in Canada, as we went the mortgage broker route. More fees in the USA I think---was back in the late 90's when i bough tmy last place in Canada.

When dealing with a short sale/foreclosure they say they can be a real pain. Sure one can find some good deals, but 1 has to be patient and I think one has to be ready to walk away as well. A house takes a lot of maintenance and up keep and if its not being done---which happens in a lot of these short sales/foreclosures----can cost a lot of $$$$ to bring them back into shape. Houses can be huge money pits!!Like anything else, one falls in love and hates to walk away!

Just part of the process. Also search on VJ as it is frequently asked here. Some Companies can obtain ur Cdn credit onfo, but vast majority do not even bother to. As well one does NOT have to be on the mortgage application if ur American spouse has good credit, they can still put you on the title.

Sorry for wasting your time then. Yes your American express may transfer over to a USA American Express account, but that doesnt mean ur automatically going to have a stellar credit rating in the USA, it wil take some time, but not a whole lot if you pay ur bills on time etc etc! if you do a google search there are many good article on how to obtain or increase your credit rating. I belive Sept or Oct Money magazien had a few great articles on how to increase ones credit rating

There recently have been 1 or 2 that got the visa same day or next, and I dont think their reason was as "valid" as yours. I think they just wanted to travel back with their USA spouse. Again, your not going to get a concrete answer on VJ! If it were I--and beside my answer of wife going alone,lol--I would

1)contact my congress person and tell them ur story and maybe they could contact the Mtl consulate and pull some weight for ya!

2) AND email the consulate. I believe i posted a link to ur last post about how a certain VJ member got hold of 1 of the supervisors!

Just my 2 cents and I do NOT mean to be rude! BUT if it were my Wife (the USA citizen) grandfather was ill--I would more than understand the reason her going to see her grandfather and me going to the interview alone, As the interview is like 10 minutes long! And at the interview if they ask why you are not there, it is a very valid reason, and one truly does not need a reason why the USA citizen is not there! yes they did ask me why my spouse was not there--and I stated she was at work!

On the other hand if you goto the interview and try to get the visa issued the same day or next, its a ####### shoot!! No 1 here on VJ can say they will or will not!! We stated awhile back that you should attempt emailing them, and yes, who knows if one would get a response?? Bring the evidence with you, it may or may not help!! Does it make sense to issue you the visa same day or next if you have the evidence??? Sure it does, can they do it?? Sure they can. But as we all know Immigration does NOT always go the way we would like it too. Best of luck

My 2nd ever mistake ever,lol I know from another forum that Canadians on those Alaskan cruises, that rent a car in 1 of the USA ports--then try to enter Canada with that rental car quite often get denied entry as a Cdn citizen that is still a "resident" of Canada can not do that! I'm driving back to Saskatoon from DC this May, just me and the dog! 2100 miles of pure excitement,lol. Already have the 1st Tim Hortons stop in Ohio planned!! Great way to break in our new CRV

Yes, Immigration wise a Canadian passport gives you the right to enter Canada....but, if you produce your Canadian passport you may be asked to produce proof of what your status in the US to determine your residency and how you will be classified for Customs purposes. I'll give you an example, A person pulls up to land border in US plated car and hands me his Canadian passport. I will need to verify that they have legal status in the US to legally drive that US plated car in Canada without having to import it. So, there is indeed a possiblility a person may be asked to produce their greencard, visa, etc...

It is advisable to show your Passport AND greencard when entering Canada.
I was asked to show proof I lived in the US (while crossing into Canada) once.
I give both pieces of documentation no matter which country I'm entering.



Never in a zillion yrs would I show my greencard when entering Canada! I would confidently say I am a Cdn citizen--with a Cdn passport, I would be more than happy to chat with ur supervisor,lol But thats me! lol

Lets make it complicated,lol!! Yes your still a citizen, BUT your now a visitor! When I go back home (Canada will always be home to me)I fill out the Visitor section! Simple as that! I enter Canada on my Cdn Passport. When I come back to the USA I use my USA passport (now a USA citizen) Back when I was a Green card holder, I passed over my Greencard AND my Cdn passport! A few times I just handed over my Greencard, and the USA POE dude wanted to my CDN passport as well. Others have gotten away with just the greencard entering the USA

There are numerous CDN VJ members that are stil on their greencard that commute daily6 back and forth from the USA to Canada for work. 1 is even a Cdn Border official!

There is a permit that one has to file if your going to be out of the USA for a year---but no clue how it works if your going to be returning on the weekends to Canada!!

Ok im a little worried - went throught the POE in Montreal...everything went well. Gave them the sealed envelope and the guy filled out tons of paperwork. After that he took a fingerprint and i signed something. That was it. No papers or anything, he just sent me off to my flight. Was i supposed to recieve something saying i have a green card? I have a job offer and they want me to work right away? can I not work yet???? HELPPP!!!!

Is the visa in my passport good to start working next week???



Thats it!! k1'ers get an I-94, but as a CR-1//ir-1, you do not!! The "stamp" (I-551) acts as ur greencard! Its sort of boring after all the hassles one goes through,lol

If u checked th3e box on thew DS230 for the SSN--theoretically it should arrive in the Mail!! BUT--quite often it does NOT! SOOOOO after 10-14 Business days (u can try a bit sooner) NO SSN card--goto ssa.gov http://ssa.gov/online/ss-5.html download and fill out the form!!! Then head to ur local SSN office-(-along with ur passport and birth cert for ID) and inquire about UR SSN---if ur in the system sweet, they may be able to verbally tell you the SSN #. IF not hand them the already filled out form! Should arrive 1 to 2 weeks later in mail!

What some other have had to was work--but not get the actual $$$$ until they get the SSN #. Best of luck

No need to "cancel" his Cdn citizenship if he doesnt want to! Canada will still see him as a Cdn citizen and a USA citizen. USA will only see him as a USA citizen. If he wants to: http://www.cic.gc.ca...ip/renounce.asp

When I go back to canada, I show my Cdn passport (could show USA 1 if I wanted to) and when he heads back to the USA, he must show His USA passport. Best of luck

it all comes down to the POE officer--simple as that!! no 1 here can say yes or no. Even with 100% concrete evidence that 1 is returning to canada, can still lead to being denied! Just be polite and have a plan in case they say no!
